For your convenience, we have an onsite community office staffed Monday thru Friday, with 24/7 emergency maintenance on-call for added peace of mind, and an online community portal, where you can pay rent, submit a work order, and more. Walnut River Residences offers similar housing as the nearby City of Wichita for roughly 15% less rent while remaining just a 30-minute drive from Kansas’ largest city. Utilities & Fees

Management invoices the resident monthly for water and trash service based on usage; electricity is invoiced by the electricity provider and paid directly to them. As part of our commitment to maintaining a safe and legally compliant rental environment, we charge a monthly legal liability fee of $13 per apartment. This fee helps offset the costs associated with potential tenant-related legal liabilities, including expenses related to property damage, liability claims, and other unforeseen incidents.

Pet Policy

Residents are welcome to bring up to two pets, each weighing up to 40 lbs. There is a one-time, fully refundable pet deposit of $250 for up to two pets. Additionally, there is a nonrefundable fee of $200 per pet, as well as a monthly pet rent of $25 for each pet. Some breed restrictions apply; contact us for details.

How to apply

You can apply to live at  Walnut River Residences by either dropping by the leasing office located at 925 SE River Rd, El Dorado, KS 67042 during office hours (Mon, Tue, Thu, Fri, 9am-5pm, or Wed, 11am-5pm), and completing the required forms in person. Alternatively, you can download and print the required forms below and mail them to us at the above address. Each adult (18+) who will be living in your apartment must complete a separate application. For us to process your application we will require a non-refundable $50 application fee, per application submitted. We accept checks or money orders, no cash please.
